Boundary Survey
‘Boundaries don’t act as barriers, they hold us together’
A licensed Professional Land Surveyor establishes the corners of a piece of land as per the legal description within the deed, upon the ground, using his knowledge and experience. At Kongunadu Surveyor, we execute boundary surveys before buying, dividing, improving, or building on land and also identify boundary lines for the construction of fences, driveways, buildings, etc.
Why do we need a boundary survey?
- • To comprehend the boundary of the property planned to purchase or owned.
- • To identify any encroachments such as fences, sheds, pathways, buildings, parking lots, and other man-made improvements upon the property.
- • To record the property dimensions as well as the location of man-made developments in relationship to the boundary lines.
What does a boundary survey involve?
Legal Research – Our surveyors compile recorded documents and determine the exact dimensions and shape of the property. This will also ascertain if there are any conflicts with the boundary of the adjoiner.
Fieldwork – At Kongunadu Surveyor, we visit the site of the boundary survey, search and collect the location of identified corner monuments as well as the missing corner monuments. The survey crew will search for evidence from the existing boundary and will also explore additional boundary evidence from the adjoining properties.
Calculations –Like assembling a jumbled puzzle, the surveyor will evaluate and conciliate the differences between discovered evidence and registered evidence and document it.
Plat drawing – A plat drawing will then be made showing the property dimensions along with the detected and established corner monuments.
Fieldwork – Based on the information gathered, our Professional Licensed Surveyor (PLS) will evaluate the information and confirm the location of the property boundary.
Property marking – Once the property boundary has been determined, the surveyor will mark all corners and set markers in the ground where there is no boundary evidence.
When do we need a boundary survey?
- • When a property is divided to transfer ownership, local municipal jurisdictions may require it before it can be sold.
- • To fix an accurate amount for buying or selling a property, and also for tax purposes.
- • Some cities and villages demand a boundary survey before issuing a building permit.
- • For building a fence or adding an extension to a house or property.
